Meaning
Deep anchoring assemblies transmit upward forces from surface structures down into stable geological layers. A post tensioned tie down consists of high-strength steel tendons that are anchored deep in the ground, grouted, and then tensioned to compress the foundation. This pre-compression prevents the foundation from lifting or separating from the underlying rock during heavy dynamic loading.
This method is commonly used to secure tall towers and wind turbines.
Anchorage Mechanism
The locked-in tensile force in the steel tendons generates a continuous clamping force on the concrete foundation. In post tensioned tie down installations, the bottom of the tendon is anchored in a grouted bulb within the bedrock. When the hydraulic jack pulls the top of the tendon, the foundation is squeezed tightly against the earth, which increases its resistance to tilting forces.
Installation Check
Verifying that each anchor can hold its designed tension is a standard safety procedure before completing the foundation. During post tensioned tie down tensioning, technicians measure both the hydraulic pressure of the jack and the physical elongation of the steel tendon. Any discrepancy between the calculated elongation and the measured extension suggests a slipping anchor or soft grout, which requires immediate remediation.
Longterm Performance
Corrosion protection is the primary factor in ensuring the longevity of high-tension ground anchors. Because a post tensioned tie down is exposed to soil moisture and potential chemical attack, the steel tendons must be fully encased in protective grease and plastic sheathing. Periodic lift-off testing is performed over the lifespan of the structure to confirm that the anchors have not lost their tension due to steel relaxation or slow movement of the surrounding rock.
These inspections are necessary for maintaining the safety of major utility installations and preventing catastrophic structural failures. When an anchor shows severe loss of tension, it must be replaced or re-stressed to maintain design limits.
