Once complete, it releases both parties from all future obligations under the lease, including the payment of rent and maintenance charges.
Financial Adjustment
Settling outstanding balances is a necessary step before the formal handover can occur. Tenants may need to pay a lump sum to compensate the landlord for early termination or outstanding repairs. This negotiation also covers the return of the security deposit after deducting any valid claims.
It helps the landlord offset the cost of finding a new occupant for the space.
Physical Condition
Inspections confirm that the premises match the standards required by the lease terms. The tenant must return the premises in a clean and compliant condition during the property surrender. This process requires removing all furniture, fixtures, and personal items.
If the tenant has made unauthorized alterations, they must restore the property to its original layout.
Legal Boundary
Returning the keys does not automatically terminate the lease without written consent. A landlord can accept the keys for safekeeping without accepting a property surrender. Clear written documentation is required to finalize the agreement.
